Best self-storage software for small facilities (2026)

13 min readUpdated

The short answer: for one facility or a handful, the self-storage management software below all covers the basics of tenant ledgers, card payments and online rentals. They differ most on how they price, how long they hold you, and whether they handle spaces that are not storage units, such as boat slips, RV sites and parking. Five of them publish a price on their own website: Storage Facility Creator, WebSelfStorage, Unit Trac, Storable Easy and Storeganise. The other four, 6Storage, Storable Edge, Yardi Breeze Premier and Storage Commander, give a price after you talk to them.

On price and users, the published figures are: Storage Facility Creator, a flat $75 per facility per month with unlimited users; Unit Trac, $0.70 per unit per month with a $30 minimum and unlimited users; Storable Easy, from $90 a month by unit count with no limit on users; and Storeganise, about $100 a month for 100 units with unlimited users. WebSelfStorage, from the company that runs the U-Haul Self-Storage Affiliate Network, is $44.95 a month plus $20 for each reservation that comes through U-Haul.

A disclosure first: we make Storage Facility Creator (SFC), one of the nine. Every fact about the other eight comes from that vendor's own website, checked on October 19, 2026, and the pages are listed at the end. Where a vendor's site did not say something, we left it out instead of guessing, and we say plainly where SFC is the weaker choice.

At a glance

Prices are each vendor's own published figure or its own description of how it prices. Contract terms are what each vendor's site or published terms say; your order form may differ, so ask for it in writing.

Storage Facility Creator: one flat price, slips, RV sites and parking built in

SFC is $75 per facility per month, whatever the unit count, with unlimited users and billing, autopay, collections, texting and email, e-signed leases and a tenant portal included. Online rentals and a facility website on your own domain are a $25 per facility per month add-on. It is month to month with no onboarding fee, and you sign up yourself: the 30-day trial starts once your account is approved, and the first month is free when you subscribe.

Beside storage units, SFC has built-in Boat Slip, RV Site, Parking Space, Vehicle Storage and Outdoor Storage types, with sizes in feet and per-foot pricing for most of them, so a lot or a small marina runs in the same app as the units. Rent is monthly; there are no nightly or transient bookings.

  • Who it suits: Independent operators with one facility or a handful, including lots and small marinas that rent parking, RV sites or boat slips by the month.
  • Contract: Month to month, cancel from inside the app, no onboarding fee.
  • Autopay: card autopay through your own Stripe account, with a tenant portal included. Card only, no ACH.
  • Weaker at: gate hardware, ACH, phone support and lien notices, which it does not do. More below.

Storable Easy: website included, for a single facility or five

Storable Easy, formerly Easy Storage Solutions, merged into Storable in 2020. Its own pages say it was designed with single-facility operators in mind and suits a small number of facilities. Its demo page says pricing starts at $90 a month and is based on unit count by facility; its FAQ says the monthly fee includes your website and software, that there are no long-term contracts, that you can cancel at any time, and that there is no limit on users.

Its marketing website lets tenants rent units and pay online, and it offers recurring billing, optional Cloud Access Control, a built-in tenant protection program and SEO and online marketing packages. Support is by phone, email and chat. Its product pages do not describe boat slip, RV or parking space types.

  • Worth a look if: you want the website in the base price, phone support, and tenant protection or access control from the same vendor.
  • Trying it: a free demo; we did not find a self-serve trial on its site.

Unit Trac: per-unit pricing with online rentals included

Unit Trac publishes $0.70 per unit per month with a $30 minimum, every feature included, no setup fee and no contract; its signup page says no card is needed to start and you can cancel any month. A 100-unit facility pays $70 a month. Online rentals and a facility website are included with every account; a premium website with SEO is $50 a month, and gate automation is $30 per gate per month, with integrations listed for INSOMNIAC, PTI StorLogix Cloud, SpiderDoor and DKS.

It counts anything you rent as a unit, including parking spots and boat slips. Its boating page covers slips and docks, its RV page covers RV storage, and rentals can run weekly, monthly, six months, annually or any custom length. Payments run through its Stripe integration, with Auto Pay, cards at 2.9% plus $1.00 per charge and ACH at 1.9% plus $1.00 in the USA. Users are unlimited, and it runs in the browser with no app.

  • Worth a look if: you have fewer than about 107 units, or about 142 if you want online rentals, and want a low monthly bill with no per-reservation fees, ACH, gate integration or seasonal terms.
  • Trying it: self-serve signup with no card, or a demo.

Storeganise: published per-unit pricing, worldwide

Storeganise says it runs from one site to hundreds, in more than 50 countries, and also serves valet storage. Its pricing is by unit count, with a calculator on its pricing page; its own estimate is around $100 a month for 100 units. Setup is free, users are unlimited, and its free trial needs no credit card. Its published terms set a 3-month initial term that renews for further 3-month periods, ended with three months' written notice.

Customers can book, sign, pay and get an access code online through its Customer Portal, which is included; a website builder around it is $25 a month. It works with Stripe, Fortis, Mollie and other processors, integrates with gate and smart-lock systems including OpenTech, PTI and Nokē, and its boat and RV page covers boats, RVs, cars and covered, uncovered and outdoor parking.

  • Worth a look if: you operate outside the US, run valet storage, or want gate and smart-lock integrations.
  • Trying it: a free trial with no credit card, or a demo.

WebSelfStorage: the lowest base fee, tied to U-Haul's network

WebSelfStorage comes from eMove, Inc., which runs the U-Haul Self-Storage Affiliate Network, and signing up makes your facility an affiliate: its agreement requires you to show your units, prices and availability on uhaul.com and the U-Haul app. The fee is $44.95 a month, or $34.95 for U-Haul dealers, plus $20 for each confirmed reservation that comes through U-Haul, including uhaul.com, the U-Haul app and 1-800-GO-U-HAUL, and $20 when a reservation started on your own website is sent to its site to finish. Either side can end the agreement with 30 days' written notice.

It is web-based and runs on any device with nothing to install. It takes credit and debit cards and electronic checks through its own integrated processing, with a customer portal where tenants pay online, and lists text messaging, letter templates, an interactive site map, retail sales, gate and kiosk interfacing, auction management, remote rate management, multi-facility reporting, Safestor tenant insurance and a contact center. Support includes phone and live chat. Its pages do not describe boat slip, RV or parking space types.

  • Worth a look if: you want reservations from U-Haul's customers, you are a U-Haul dealer, or you want the lowest base fee, electronic checks or auction management.
  • Trying it: sign up yourself, or request a free 60-day demo.

6Storage: owner-founded, with its own access control and services

6Storage was started by owners of a small 60-unit facility in rural Missouri, and says it is built for small and medium facilities, single-site or multi-location, with customers in Canada, the European Union, the United Kingdom, Australia and South Africa as well. It does not list fixed pricing; it gives a custom quote based on your unit count. It says it does not lock you into long-term contracts.

It offers online move-ins through a Rental Hub built into its websites, with the tenant portal available with its Website Services add-on, and auto recurring payments through a choice of processors including Fortis Pay, Moneris, MX Merchant, PayCo and Stripe. It sells its own 6Security access control and integrates with gate systems such as PTI, OpenTech and DoorKing, and offers its own tenant protection plan and marketing services. It describes vehicle, RV and boat storage, plus wine storage and storage condos.

  • Worth a look if: you want access control, tenant protection and marketing from one vendor, phone support, or operate outside the US.
  • Trying it: a booked demo.

Storable Edge: all-in-one for growth and unmanned sites

Storable Edge, formerly storEDGE, is Storable's all-in-one product. Storable describes it as software for small business that also suits larger operators, with Corporate tools for portfolios, and says more unmanned operations use it than any other vendor's software. It is billed monthly with a monthly commitment, and you can cancel any time. Storable does not publish its price; you request a demo.

Payment processing comes standard with Storable software, including Auto-Pay. Online move-ins, websites, access control and insurance are separate Storable products that work with it. Storable also sells SiteLink, for operators who want a highly configurable system, and Storable Easy for single facilities.

  • Worth a look if: you run, or plan to run, unmanned facilities or a growing portfolio.
  • Trying it: a requested demo.

Yardi Breeze Premier: for owners who also run other property

Self storage is part of Yardi Breeze Premier, which also covers residential, commercial, affordable, HOA and manufactured housing property, and which Yardi describes as ideal for small to mid-sized operators. Self-storage pricing is by quote; Yardi's FAQ gives a $400 monthly minimum for Breeze Premier. Premier is billed annually on an annual agreement, with the option to cancel within the first 30 days, and there are no onboarding, training or setup fees.

It handles online reservations, screening and leases, autopay, and rent by debit card, credit card and ACH, tracks RVs and boats, and lists security gate integration. Facility websites and its stored goods protection plan cost extra. It is cloud software with nothing to install.

  • Worth a look if: you also own apartments or commercial property and want one system, or need ACH.
  • Trying it: a demo.

Storage Commander: plans for small to large operators

Storage Commander's cloud product, SC Navigator, is pitched to small operators as well as multi-facility ones, in plans named Establish, Optimize, Pinnacle and a la carte, each priced on request. Its website product is published at $75 a month per website plus a one-time $300 setup fee. Its standard master services agreement runs 12 months and renews for further 12-month terms unless cancelled at least 90 days before the end, unless your order form says otherwise, and asks that payments run through its integrated SC Pay.

The entry plan includes online rental, reservation, payment and a tenant portal, plus cloud-based gate integration; partners include DoorKing, PTI and OpenTech, with OpenTech Alliance kiosks. It sells its own tenant insurance program and SEO and advertising packages.

  • Worth a look if: you want kiosks, a wide set of gate partners, or one vendor for software, payments and marketing.
  • Trying it: a demo.

How to choose

Start with the two or three things you cannot do without, then check price and contract. These are the patterns from the vendors' own pages:

  • Lowest published fees: WebSelfStorage's base fee is $44.95 a month, plus $20 for each reservation through U-Haul. Unit Trac is $70 a month for 100 units with online rentals included. SFC's flat $75 costs less than Unit Trac once a facility passes about 107 units, or about 142 with online rentals.
  • Month to month: SFC, Storable Easy, Unit Trac, Storable Edge and SiteLink say so, WebSelfStorage ends with 30 days' notice, and 6Storage says it does not lock you in. Storeganise runs 3-month terms, Yardi Breeze Premier an annual agreement, and Storage Commander's standard agreement 12 months.
  • Try it without a sales call: SFC, WebSelfStorage, Unit Trac and Storeganise let you sign up yourself. The others start with a demo.
  • Boat slips, RV sites and parking: SFC and Unit Trac have slips built in; Storeganise, 6Storage and Yardi Breeze Premier describe boat, RV or vehicle storage.
  • Gate hardware: Unit Trac, Storeganise, WebSelfStorage, 6Storage, Yardi Breeze Premier, Storage Commander and Storable list gate integrations. SFC does not.
  • ACH or electronic checks: Unit Trac, Yardi Breeze Premier, SiteLink and WebSelfStorage list them. SFC takes cards only.
  • Customers from a national brand: WebSelfStorage lists your units on uhaul.com and the U-Haul app, for $20 a reservation.
  • Outside the US: Storeganise and 6Storage say they serve other countries.

Where SFC is a poor fit

SFC was built for the independent operator who wants a published price and the core features included. It is not the right choice for:

  • Large multi-site operators that need revenue management tools or a call center.
  • Facilities that need software to program gate keypads or kiosks directly: SFC stores codes only.
  • Operators who need ACH or bank-draft payments: SFC takes cards only.
  • Anyone who needs phone support or a native mobile app.
  • Facilities that want the software to prepare lien notices or run auctions.
  • Operators who want a tenant protection plan sold through their software vendor.
  • Very small facilities that only need the basics: Unit Trac's per-unit price costs less below about 107 units, and WebSelfStorage's base fee is $44.95 a month.

Questions operators ask

What is the cheapest self-storage software for a small facility?

The lowest published base fee is WebSelfStorage's: $44.95 a month, or $34.95 for U-Haul dealers, plus $20 for each reservation that comes through U-Haul. Unit Trac is $0.70 per unit per month with a $30 minimum, so 100 units is $70 a month, online rentals included. SFC is a flat $75 per facility at any unit count, plus $25 for online rentals, so it costs less than Unit Trac above about 107 units, or 142 with online rentals. Storable Easy starts at $90 a month and Storeganise estimates about $100 for 100 units.

Which self-storage software has no long-term contract?

On their own sites, SFC, Storable Easy, Unit Trac, Storable Edge and SiteLink say month to month or cancel any time, WebSelfStorage's agreement ends with 30 days' notice, and 6Storage says it does not lock you into long-term contracts. Storeganise's terms run 3 months at a time, Yardi Breeze Premier is an annual agreement, and Storage Commander's standard agreement is 12 months.

Which self-storage software works for boat and RV storage?

SFC has Boat Slip, RV Site, Parking Space and Vehicle Storage types. Unit Trac covers slips, docks, RV storage and long-term parking with weekly to annual terms. Storeganise covers boats, RVs and parking, 6Storage describes vehicle, RV and boat storage, and Yardi Breeze Premier tracks RVs and boats.

Which self-storage software includes unlimited users?

On their own sites: SFC (a flat $75 per facility per month, unlimited users), Unit Trac and Storeganise list unlimited users, Storable Easy says there is no limit on users, and SiteLink includes as many users as you want. The other vendors' pages do not say, so ask whether they price per seat.

Which ones can I try without talking to sales?

SFC, WebSelfStorage, Unit Trac and Storeganise. With SFC you sign up yourself and the 30-day trial starts once your account is approved. WebSelfStorage has a self-serve signup and a free 60-day demo, Unit Trac's signup needs no card, and Storeganise's free trial needs no credit card. The others start with a demo.
