Know who is behind

  • A past-due tab shows who is behind, by how many days and how much.
  • Late tenants carry a badge with their days late on the tenant list.
  • Tenants with a balance see it in their portal, next to a Pay now button.

Late fees on your terms

  • Set a grace period and a flat or percentage late fee per facility.
  • Automatic late fees are an opt-in switch, off until you turn it on.
  • Switched on, a late fee never posts more than once a month.

Overlock in bulk

  • One action overlocks every unit that owes a balance; another clears every overlock.
  • Each overlock needs a written reason.
  • Print the overlocked units to walk the lot: unit, tenant, phone and amount owed.
  • Every overlock and release is kept on the unit, with who and when.

Collect the balance

  • Send a payment link, charge the card on file, or let autopay collect.
  • Send an overdue reminder by email or text from the Reminders tab.

Common questions

Are late fees charged automatically?

Only if you turn the switch on. It is off by default, set per facility, and never posts more than once a month. With it off, the app still marks who is late.

Can I overlock every late unit at once?

Yes. Overlock All Delinquent marks every unit whose tenant owes a balance, with one reason, so run it after your grace period. Then print the list and fit the locks as you walk the lot.

Who can run overlocks?

Owners and managers. Other staff and viewers cannot. Every overlock and release is recorded on the unit with who did it and when.
