What does Storage Facility Creator cost?
$75 per facility, per month, with unlimited users and all core features. That covers tenants and units, billing and the ledger, Stripe card payments and autopay, collections and overlock, opt-in texting and email, e-signed leases, the tenant portal, reports, roles and the audit trail. The only add-on is a public facility website with online rentals at $25 per facility per month.
Is there an onboarding fee or a setup charge?
No. You sign up yourself, set up your facility with the wizard, import your tenants from a CSV, and follow the six-step onboarding checklist in Settings. There is nothing to pay before your first monthly charge.
Is pricing per unit or per user?
Neither. The price is $75 per facility, per month, however many units it has and however many people work there. Invite as many Owner, Manager, Employee and Viewer logins as you need at no extra cost.
How does the free trial work?
Sign up in the app with no card. We approve new accounts by hand, and your 30-day trial starts at approval. During the trial you can run one facility for real: tenants, billing, payments, texting and leases all work. Emails are capped at 500 a month during the trial and 5,000 a month once you subscribe.
When is the first month free applied?
When you add a card and subscribe, your first month is free. You are not charged until the 30-day trial and the free month have both passed. If you decide not to continue, there is nothing to cancel because no card was taken to start the trial.
What happens after the trial if I do not subscribe?
Nothing is charged, because no card was taken. The app asks you to subscribe before you keep working in the facility; subscribing from inside the app puts it on the $75 per facility plan with your first month free.
Is there a contract?
No. Subscriptions are month to month. Cancel from inside the app in a few clicks and you keep access to the end of the billing period you already paid for. You can also download your invoices from the app.
How does pricing work with more than one facility?
Each facility is $75 per month: two facilities bill at $150 per month, three at $225, and so on. Every facility gets all features and unlimited users, and you run them all from one login with an All Facilities view. The trial covers one facility; adding more needs a card on file.
What does the website and online rentals add-on include?
For $25 per facility per month you get a hosted facility website and rental page on your own domain (such as yourfacility.com) where renters browse available units, pick one, sign the lease electronically and pay the prorated first month by card into your own Stripe account. The move-in appears in your dashboard with a gate code issued, reservations expire on their own, and renters are screened against your Do Not Rent list. Turn it on per facility and cancel it any time without touching your base subscription.
Do I need the add-on for tenants to pay online?
No. Paying online is included: every facility gets a tenant portal where tenants see their balance, pay by card, save a card and turn on autopay, plus pay-by-links you can text or email. The add-on is only for renting units online from a public page.
Are payment processing fees included?
Card processing runs through your own connected Stripe account, so Stripe charges its processing fee on each card payment and pays the rest out to you. Payouts and fees show in your own Stripe dashboard. Cash and check payments recorded in the app carry no processing fee.
Is texting included?
Yes, within a monthly fair-use allowance. Texts go out on a verified toll-free number with no carrier registration on your side. Only tenants who have opted in are texted, and STOP and HELP are handled automatically.
Does Storage Facility Creator integrate with QuickBooks?
QuickBooks Online is available on request, so ask us; it is not switched on by default. The monthly payments report exports to CSV for your accountant.
Is there a referral program?
Yes. Refer another facility owner and you get a month free once they become a paying customer.
What support is included?
