Tenants and units

Move a tenant out and settle up

End a tenancy from the tenant or unit page: pick the move-out date, prorate the unused days, add fees, then refund by cash, check or card.

5 stepsUpdated

Before you start

  • Owner or manager role.

Steps

  1. Step 1: Open the tenant's page and click Move out at the top. If they have more than one contract, pick the one to end. (Or open the unit's page and choose Move out from its menu.)

  2. Step 2: Enter the Move-Out Date. Keep Prorate Rent on to credit the days they are not using, and add any cleaning or other fees.

  3. Step 3: Click Calculate Charges to see the final balance or the refund owed.

  4. Step 4: If a refund is owed, tick Process Refund of $... and choose the Refund Method: Cash or Check, which you pay and the app records, or Card, which goes back through Stripe to the card they paid with.

  5. Step 5: Click Complete Move-Out. The unit is freed, the gate code is switched off and the tenancy ends.

Good to know

  • The Calendar's Move-out item only opens the Contracts list, which has no move-out button. Start from the tenant or the unit instead.
  • A held security deposit has its own Settle deposit button in the tenant's Financial Summary.
  • A card refund can only go back to a card payment the app took. Anything else is refunded by cash or check and recorded.
