6 stepsUpdated

Before you start

  • Create the tenant first if they are not in the list yet: Tenants & Units > Tenants > Create Tenant.

Steps

  1. Step 1: Open Calendar, pick the move-in date and choose Move-in. The Move-In Wizard opens.

  2. Step 2: Tenant & Unit: pick the tenant and the unit they are taking.

  3. Step 3: Financial Setup: check the Monthly Rent, leave Prorate Rent on if they move in part way through the month, and add any fees or a Security Deposit.

  4. Step 4: Contract: click Create Contract to make the lease, then Sign in person at the counter or email them the signing link.

  5. Step 5: Payment: take the first payment now, or click Skip Payment (Process Later) to collect it afterwards.

  6. Step 6: Complete. The unit shows as occupied and the tenant's gate code is created for you.

Good to know

  • Rent then posts to the tenant on the 1st of every month.
  • Gate codes are kept on file for you to enter in your gate controller; the app does not connect to gate hardware.
  • A tenant can rent several units on one account. Run the wizard again for the next unit.
